Via Terra identifies, qualifies and secures the powered land that data center operators, infrastructure investors and developers need in order to build the next generation of European capacity. The JV’s work covers four practice areas: site identification, technical qualification, pre-application support with transmission and distribution system operators, and transaction support through to closing of the land deal.
Powered land sourcing requires both commercial origination (knowing the operator demand, the developer landscape, the introduction networks) and engineering qualification (power, permitting, fiber, environmental, technical site programming). Few firms cover both depths to the standards the AI infrastructure cycle now requires.
Via Terra was formed to bring those two depths together in a single accountable team. TechHer Capital contributes the commercial origination, the operator relationships, and the TerraNova methodology for site evaluation. VIA DC, an independent technical, financial and environmental engineering firm, contributes the engineering depth and the established footprint across more than ten European countries.
TerraNova is the methodology framework developed at TechHer Capital for evaluating powered land sites against the dimensions that determine whether a data center project succeeds. It covers grid feasibility, fiber connectivity, site programming, cooling and heat reuse, ESG, market economics, and regulatory and permitting risk.
Via Terra applies TerraNova as part of its standard site evaluation process. The methodology remains a TechHer Capital intellectual property asset, licensed to the joint venture for its operational use. Specific scoring weights and calibration logic are confidential and shared only under executed engagement.
TechHer Capital and VIA DC continue to operate as independent firms with their own clients and their own areas of expertise. Via Terra is the joint vehicle for powered land sourcing work specifically. Strategic and capital advisory mandates are delivered by TechHer Capital. Engineering and technical advisory mandates are delivered by VIA DC. Mandates are routed to the firm best placed to deliver them.
Via Terra works exclusively on powered land identification, qualification and transaction support. Engineering, project management and construction beyond qualification sit with VIA DC or with the client’s chosen partners.
All work runs under mutual non-disclosure, with structured fee protection through an Introduction Registry. The protection mechanics are in place from the framing call.
